The falls are not up for sale. They are likely selling the land at the water front but no one can own the river. 

How much would we have to raise the membership fee to buy the land?

I've never seen them not runnable....

And yes I know its not the falls, just all that great land beside them. I wish I could buy it!

The wife and I have been looking for land to build on, and this is within our price range, unfortunately its much too far away from where both work for it to be worth it.

Put in a hot tub beside the falls just above the high water line, install a few beer taps within reach (license as nanobrewery), charge $5 for hot tub use and $4/beer and I'm sure the CDB could pull through and help you pay off the land in no time!

No commute. Problem solved.
